Pricing is one of the most important decisions you will make when selling your home.

The right price can attract more buyers, create stronger interest, and help your home sell within a realistic timeframe. The wrong price can cause your listing to sit, lose momentum, or help competing homes look like a better value.

How I Help You Price Strategically

I use a Comparative Market Analysis, or CMA, to evaluate your home against similar properties in your area, including homes that have recently sold, homes currently for sale, pending listings, and homes that did not sell.

From there, we look at the details that matter most: location, condition, size, layout, updates, buyer demand, competition, and current market conditions.

The goal is not to guess high and hope. The goal is to price your home in a way that attracts serious buyers and supports your best possible outcome.

Why Overpricing Can Hurt

Many sellers are tempted to “leave room to negotiate.” The risk is that buyers may skip the home entirely if it appears overpriced compared to similar options.

A home usually receives the most attention when it first hits the market. If the price is too high, you can lose that early momentum and may need future price reductions to regain interest.

Pricing With the Market, Not Emotion

Your home may hold personal value, but buyers compare it to other homes available at the same time. They focus on price, condition, location, features, and value.
